Invest Safely Downunder

With the impending slow down of many of the world’s established residential property markets, where should we be looking next for value? Debbie Petracca from our member Appleby International Property Portfolio Specialists, outlines how Australia provides excellent opportunities to invest.

Australia has well and truly entered its next growth phase. The latest Australian Bureau of Statistics House Price Index shows that Australia grew an impressive 8.6% for the year March 2006 to March 2007, higher than the previous year.

Appleby International’s Research and Analysis department discloses important factors as to the how, when and why of investment growth.

  • Australia is not influenced by external factors affecting other parts of the world. It is because of the opportunities that Australia has and its isolation from the rest of the world that it has a very strong and stable political environment, economy and continued population growth.

  • Appleby International’s focus is in researching areas where history has shown property prices double in value in any given 7-10 year period (based on the average metro growth in the vicinity of 7%). These figures have been constant since 1910.

  • Vacancy rates are at an all time low within Australia. The Melbourne metropolitan residential vacancy rate has further tightened from the 1.7 per cent vacancy rate in December 2006 dropping to 1.2 per cent in March 2007. Melbourne is experiencing high rental demand. Demand outstrips supply and will continue to do so for the foreseeable future.

  • When investing in Australia our organisation identifies the areas of interest and the reasons behind why the growth occurs. All properties are pre-qualified to meet stringent investment guidelines.

  • Marnie Wynen, CEO of Appleby International says “The main factors to look for are scarcity; whether a project is boutique; demographics of the area and an area that has always performed well or an area undergoing change.”

  • There are significant taxation benefits for Property Investors. Through legitimate tax planning it is easy to ensure that taxes are kept to a minimum. As an investor, you can offset various property costs against your income tax each year or at point of sale.

  • It is important to remember it is not the timing of entering the market, instead it is the time spent in the market. Purchasing and holding property are what you need to remember to ensure optimal capital growth occurs.
