My team are out searching for properties 6 days a week and are seeing a trend starting to happen. There is a shortage of 'good quality' property on the market and still lots of potential purchasers out looking to buy.
This means that if it is a good property it will sell quickly, and before the Auction!
Before you start searching for your dream property, make sure that you have your finance ready, have chosen a Solicitor, and if it is a home rather than an apartment - a name and number of a Building and Pest Inspector handy!
At the open inspection, you will see on average 20 - 30 people come through, and if it is a good quality property at least 1 or 2 of the couples viewing it will be in a position to buy it immediately. They will more than likely negotiate the purchase prior to Auction only 1 or 2 weeks after it is first put onto the market.
Don't think that because it is for Auction it will stay on the market until the Auction date. Talk to the agent and find out if Vendor is willing to sell prior.
If you want to be the winning purchaser you need to act immediately! Send a copy of the contract straight to your Solicitor, get the inspection done or a strata search ordered. When everything checks out then proceed with your offers! Remember 'the early bird catches the worm', even if it is coming into Winter!
