When all is said and done and people have paid up and are ready to move in, one of the biggest headaches they can face is getting in only to discover that all the fixtures and fittings they thought were included in the price have been removed, API Magazine reports.
However, the publication advised that the simplest method to avoid this issue is to get in writing a full inventory of the property prior to completion, ensuring that all fixtures and fittings that people want included in the sale are listed and agreed upon with the seller.
Jane Slack-Smith of Investors Choice told the magazine: "I've had clients turn up and they've taken the dishwasher. Settlement shouldn't go ahead unless they say there's an exclusion."
Vanessa De Groot, writing for Australian Property Investor magazine, recently noted that people need to remember the importance of thoroughly researching an area, its growth drivers and vacancy rates before making a decision to buy.
